Birdwatch is a home maintenance service serving hundreds of properties in the Washington DC and Philadelphia markets. While we primarily serve homeowners in their own homes, our high-touch consumer-grade approach also does wonders in rental environments. Many property owners who only need maintenance and upkeep support, not full-service property management, add Birdwatch memberships to their investment properties to keep them cash-flowing and calm. 

For any maintenance request, reach out to the Birdwatch  team via app, web portal, or phone. On most tickets, our employee technicians will personally come out to perform the service required. For specialty work, we’ll coordinate and project manage one of our trusted vendors to get you the solution you need. From inception through completion, all your maintenance needs will be managed and fulfilled by your dedicated Home Manager.

Most tickets can be scheduled and closed within 48 to 72 hours. Turnovers or make-ready’s are timed between tenants. For preventive maintenance, we reach out to schedule two weeks ahead of service.

YES, this is our core focus: we are not a marketplace for options, we are a services provider.

 

We have in-house technicians who handle general interior and exterior repairs and update work. These Birdwatchers can mount televisions, paint, repair drywall, hang pictures, tile a backsplash, install smoke detectors, and more. For roofing, siding, or large scope projects, we have third party vendors. Birdwatch technicians are licensed, bonded, insured, and trained in customer service for the best possible member experience.

We interview third party vendors and check references. We review licensure, bonding, and insurance coverages. We have long-term vendor relationships that we lean on to deliver the highest quality work at a fair price on time. In return, we give vendors great work, pay on time, and make their jobs easier. It’s a win-win for our client.

We do not coordinate contracts for recurring third-party services.

Yes! We offer competitive pricing based on the size, location, and features of the portfolio.

Birdwatch does not set up accounts for third-party services.

Birdwatch does not offer any leasing or showing support.

The owner/investor submits tickets and initiates communication with Birdwatch. When work is scheduled, Birdwatch coordinates with residents directly for access.

We are running pilots where you can offer direct Birdwatch access to your tenants as an amenity within your approved use cases. We can discuss!

We do not handle rent payments.

We do not support any resident relations or lease terms.

We are happy to engage with vendors familiar with your property and pay them through the Birdwatch portal. 70% of tickets are handled by Birdwatch technicians.
